INVESTMENT FOCUS

While driven by the requirements of our investors, Equiture's main focus is on opportunistic UK real estate that offer strong cashflow and a potential to achieve significant total returns. These opportunities include business assets in out-of-favour sectors, distressed properties for turnaround and well-located core assets with asset management angles to be worked.

Business assets:

  • Out-of-favour sectors with secure and growing cashflow
  • Well-located property or portfolios with asset management angles
  • Sale and leaseback structures
  • Potential PTPs
  • Distressed sellers or banks
  • Higher cash yielding and total return
  • Investment Criteria:

  • Focus on current yield and total return – sale and leaseback 6.75% - 7.75%; development 8%-10% current yield; 2x equity multiple over 3 – 5 years
  • Strength of cashflow – covenant strength, rent affordability and resilience of underlying earnings
  • We are flexible in our approach and use various funding and holding structures. We prefer a single investor or small club of investors per transaction to ensure control is not diluted.
