Equiture is a real estate investment management vehicle established in 2009 to advise and structure investments across the European real estate space. We partner with clients who want to invest in direct real estate assets across areas of competence, and we work with them to source, structure and manage investments in sectors and sub-sectors that they have an interest in, but not necessarily the platform or experience.
Our extensive expertise, market knowledge, experience and network of contacts make us a compelling business partner for operators looking for a property associate and for banks or institutions dealing with distressed assets in need of a Joint Venture (JV) turnaround partner.
We team up with leading UK businesses to act as their property partner in matching the needs of the business with the demands of property investors. With the aim of structuring long-term mutually beneficial terms, we set out to ensure leases are affordable to operators and that any forward-funding of future growth through development or merger and acquisition activity maintains adequate rent-free periods to ensure earnings targets are met.
We pay great attention to the operators we support, focusing on covenant strength and resilience of underlying earnings, ensuring rent affordability, and demonstrably general growth in the sub-sector and the operator.
Distressed assets are much discussed in the property market but few organisations provide solutions outside of simple disposal. We work with institutions in JV arrangements to step-in and turn around troubled assets and/or businesses while sharing in the profits generated from that success. We have the expertise to introduce new operators, complete development or refurbishment programmes, and to utilise investor funds throughout the process to ensure further capital is not required and a successful turnaround is achieved.
We recognize that investor requirements differ and, therefore, we structure transactions according to individual short, medium and long-term objectives. Our interests are aligned with our investors through low introduction and management fees, with greater emphasis being placed on longer-term performance.
